Sales trends varied across segments. Single-family homes saw notable strength in mid- and high-end price bands, with transactions in the $800,000–$899,999 range more than doubling and luxury sales at $2 million and above rising sharply. In contrast, the condo market posted its largest gains in the $100,000–$399,999 range, while sales priced at $500,000 and above declined, contributing to a lower median price overall.
Inventory dynamics were mixed. Active single-family listings dipped slightly, driven by fewer mid-range options, while luxury inventory expanded. Condo supply grew more broadly, particularly in the $300,000–$599,999 range. New listings slowed for both property types, signaling some hesitancy among sellers despite steady buyer interest reflected in rising pending sales.
“November’s market shows resilience amid shifting conditions,” said Mike James, president of Coldwell Banker Realty. “Strong activity in both entry-level condos and high-end single-family homes underscores the diverse opportunities available to buyers, even as pricing trends adjust.”

Single-family home sales surged 18.7% year-over-year, with 241 transactions compared to 203 last November. Condominium sales declined 7.3%, falling from 341 to 316 units. Pending sales activity improved for both segments, with single-family contracts up 12.4% and condo contracts rising 3.7%, led by strong gains in Central Oʻahu and Waipahu.

The median sales price for single-family homes dipped 1.3% year-over-year to $1,100,000, while the year-to-date median rose 3.8% to $1,141,500. Condominium prices fell more sharply, with November’s median at $487,450—an 8% decline from last year. Year-to-date, the condo median eased 0.4% to $507,750.
